Terms & Conditions 

Prior to Arrival  Please read these terms and conditions.

Due to COVID19 we have had to change the way that we work and how we invite guests into our property. There is a legal requirement to wear a mask, social distance, sanitise and to think about personal hygiene when entering any public place or communal property, to stem the spread of the corona virus. Anyone reported as not following the social distancing and hygiene guidelines will be asked to leave and will not be entitled to a refund of any monies paid.

We have carried out a full risk assessment of our premises which must be adhered to, a copy of which can be found on our website and displayed on the premises.

We have as little contact with guests as possible to reduce the likelihood of catching the virus. If we did catch COVID19 and had to self-isolate for 14 days, we would have to close and cancel all those guests who had booked a stay over the period of self-isolation. Please be considerate, keep yourself and others safe. Thank you

Accommodation              The Commodore provides ‘Rooms Plus’, which is room only accommodation consisting of a private bedroom with en-suite bath or shower room and shared access to kitchen and dining room facilities. The communal kitchen is currently (July 2020) out of bounds, due to the inability to social distance in the space, until the government say that it is safe to be opened.


Bookings            To avoid any misunderstanding we would remind you that a verbal or written reservation constitutes a legal contract.

Deposits              Bookings and rooms can only be guaranteed once we have received the correct amount of deposit.

A deposit of either the 1st night’s stay or 1/3rd of the full cost of your stay, whichever is the greater, is payable at the time of booking, either by credit/debit card, cash in person or cheque sent by post.

Deposits are non-refundable, except in the unlikely case, where the booking has had to be cancelled by the Guest House Owner/Manager, in these unlikely circumstances we will repay any monies already paid, plus 10% compensation.

Credit or Debit cards used to pay the deposit will also be used to secure the remainder of the booking.

This card will be debited with any amounts outstanding, or to pay for any damage caused during your stay, including smoking surcharge as stated below.

No show’s will be charged the full cost of the booking failure to pay will result in legal action being taken.

Balance Payment            The balance of your payment must be paid by credit/debit card or cheque, at least 28 days prior to arrival.

Cancellation      Cancellation greater than 28 days prior to arrival will result in loss of deposit, however there is no further charge.

If the room can be re-let then a reduction in the cancellation costs may apply.

In the event of a cancellation, both parties should endeavor to re-let the accommodation. Should neither party succeed, then the person making the reservation is legally liable to pay the full value of the booking.

In order to avoid this unhappy prospect, we highly recommend that you take out holiday cancellation insurance, details of which are available at your local post office, bank or insurance broker or by visiting Or by telephoning them on 0845 90 80 101.

Cancellation due to COVID19 or variants there of: -

Your deposit is non-refundable; however, it will be carried forward towards a future booking arriving within 12 months of your original arrival date.

If you cancel within 28 days of arrival the full amount outstanding is payable, however the full payment will be carried forward, towards a future booking arriving within 12 months of the original arrival date.


If the room can be re-let by either the guest or The Commodore, you will be entitled to a refund of the difference between the full cost of your stay minus the non-refundable deposit.

No reduction is made for temporary absence or for departure earlier than booked.

In the unlikely circumstances that we must cancel your stay, we will repay any monies already paid, plus 10% compensation.

If we need to change your room to accommodate other guests, we will ensure you get a similar standard of room or a free upgrade. If you have a specific reason for wanting a specific room, i.e. disabilities etc then please let us know so that we do not inadvertently change it. This relates to stays of 3 nights or less, which may have to be changed to accommodate longer bookings, which we may otherwise have lost.

When rooms are cancelled by the guest, we may at our discretion carry your deposit forward to a new future arrival date, as long as the new booking falls within 6 months of the original arrival date.


If you show symptoms  If you or one of your party displays signs of the COVID-19 virus, you must inform the proprietors immediately on 01803 553107 or message 07803 127651. You must self-isolate either in your room or by traveling home and request a test.

If you are confirmed to have COVID-19 you must return home. You should use private transport, but only drive yourself home if you can do so safely. If you cannot reasonably return home (for example because you are not well enough to travel or do not have the means to arrange transport), your circumstances should be discussed with an appropriate healthcare professional and if necessary the local authority.

Guests should follow government guidance on dealing with possible or confirmed coronavirus (COVID-19) infection. Once you have returned to your main residence you should continue to follow the government guidance on self-isolation, household isolation, and social distancing.

Please note        In the event that you cannot return home, you will be expected to pay all costs for extra night/s accommodation, meals, drinks and services provided, plus an extra 3 days for room decontamination (as the room must be left for 72 hours before we are allowed to enter it, before it can be cleaned).

                                If another guest’s stay is affected, due to your isolating in a room that they were due to stay in, we will find them alternate accommodation. In the eventuality that the alternate accommodation is more expensive than our room price then you, the self-isolating guests, must pay the difference of the heightened cost of the stay.

Self-isolation means that you must stay in your room at all times, you must not use any communal or public areas and only appropriate healthcare professionals may enter your room.

Arrival                  You may check-in from 16:00 hrs on the day of arrival.

                                Due to COVID-19, we operate a ‘no contact’ check-in system.

We will take all your contact details prior to arrival and the balance of your payment should be paid 28 days prior to arrival.

Door Fobs          To the right of the front door you will find a numbered key safe. All guests must sanitise their hands prior operating the key safe and, on every occasion, prior to entering the building.

We will send you details of the code to open the key safe, on the day of arrival, and inside you will find a fob that will open the front doors and your room door. If you have not received the code prior to arrival, then please call 01803 553107 and we will give you the code.

Departure           Rooms must be vacated by 10:30 hrs on the day of departure.

Door Fobs          Must be left in the key safe outside the front door on departure.

We reserve the right to charge a fee of £100.00 for replacement fobs if they are not left in the box on departure.

Service of Rooms            Rooms are thoroughly cleaned after departure, between guest’s visits. Rooms will not be serviced during your stay. Please hang towels on the towel rails provided in your room, so that they dry out between use.

Non-Paying Guests         Non-Paying Guests are not allowed in the bedrooms at any time and must vacate the premises by 10:00pm at the latest.

                                Non-Paying Guests must also adhere to the COVID-19 guidelines.

                        Non-Paying Guests are the responsibility of the lead guest of the party they are visiting, any damage caused by them will be charged to the lead guests credit card.

Damage              All damage to Guest House property must be reported via email or messenger as soon as possible. The owners reserve the right to charge guests for any damage caused by them or any person whom they have brought into the Accommodation.

We also reserve the right to charge for any excessive cleaning that may be required, for example spilt takeaway food, (which is not allowed in the rooms) spilt on furniture or walls.

Kitchen                The communal kitchen can be found on the ground floor opposite the dining room.

                                Anyone entering the kitchen must sanitise their hands before entering the kitchen.

                                Dogs are not allowed in the kitchen

There are fridges and cooking facilities provided for use during your stay. Items are left in the fridge or freezer at the guests own risk. We suggest you write your name or room number on all items left in the appliances and that you restrict your goods to one shelf in either the fridge or freezer.

                                Guests are expected to clean all items that they use and replace the items in the cupboard that they took them from, immediately after use and cleaning.

                                This facility is for all guests to enjoy so we ask you to respect these terms so that everyone can use the kitchen and its contents when they want to.

Dining Room      Anyone entering the Dining Room must sanitise their hands before entering.

                                Social Distancing must be adhered to at all times. The tables have been set at 2m apart and must not be moved in any circumstances.

                                No more than 1 couple can sit on the sofa at any one time.

                                Please do not touch the ornaments on the shelves etc.

Meals                   There are plenty of eating places within easy walking distance, that serve breakfast, lunch and dinner, a list of which can be found in the dining room. We also allow guests to purchase takeaways and have them delivered to the Guest House, however they must be eaten in the dining room. Where plates, cutlery, condiments, and sauces will be provided. Please ensure you clean any crockery and cutlery after use and clean the table ready for use by others.

‘Take-Away’ meals must not be taken to or eaten in the rooms.

We reserve the right to charge for any damage to Guest House property or for any excessive cleaning that may be required.

Smoking              Our premises are classed as smoke-free premises,

It is against the law to smoke anywhere on the premises. This includes e-cigarettes.

Please Note. Guests found to be smoking anywhere inside the building will incur an £85.00 Smoking surcharge and will be asked to leave, forfeiting the cost of the remainder of their stay, no refunds will be given. To avoid confusion, hanging out of a window is considered to be, inside the building.

Children              Children under the age of 16 are not to be left in the property unaccompanied. They must be accompanied by a responsible adult at all times.

Dogs                      Dogs are allowed to stay at £7.50 per dog per night, maximum of 2 dogs per room.

Though we offer dog friendly accommodation, we ask that dog owners respect the fact that other guests may not like dogs or may be wary of them.

Dogs are not to be left in the rooms unaccompanied at any time.

Dogs are not allowed on the beds or furniture.

Dogs must always be kept on a short lead and under control whilst on the premises.

Well behaved dogs can accompany you in the dining room on an evening.

Dogs must be kept as quiet as possible during your stay so that they do not upset other people staying in the property.

We provided a dog bag containing covers, towels and bowls for use during your stay.

Please dry your dog before entering the building.

There is a tap and hose at the bottom of the front steps so that you can wash your dog down before drying them.

Dogs must be exercised properly during the stay to avoid any accidents.

Dogs are allowed on the Green across the road all year round.

Dogs must be kept on a lead along the promenade.

Dogs are allowed on Fairy Cove (Just the other side of the harbour) and Goodrington North Beach (about 15 mins walk over Roundham head, past the harbour), Hollicombe each and Meadfoot beach all year round.

Dogs are allowed on Paignton and Preston Beaches from the 1st October to the 30th April.

All guests have a right to relax and enjoy their holiday in a calm and safe environment.

People with Noisy or un-housetrained dogs or who disregard these terms and conditions after accepting them, will be asked to leave, and will not be entitled to a refund.

We reserve the right to charge for any damage to Guest House property or for any excessive cleaning that may be required.

Parking                Free parking for up to 8 cars (one car per room) is available at the front of the building.

We cannot accommodate large vehicles such as vans, lorries, or coaches. These types of vehicle must be parked elsewhere at the owner’s own risk.

Directions by Road


Follow the M5 to the end of the motorway just past Exeter. The dual carriage way forks at Junction 31, Stay in the right-hand lanes, sign posted A38 and A380 to Plymouth & Torquay. Just after the Kenn Ford Services, the road forks again. This time take the Left Fork sign posted A380 Torquay & Paignton. Continue forward onto Besigheim Way, stay in the right-hand lane and pass over the flyover at Penn Inn, Newton Abbot. Continue along the South Devon Link road, stay in the two right hand lanes when you get to the main traffic lights, turn right onto Hamelin Way. At the next, Gallows Gate roundabout, go straight across onto Hellevoetsluis Way. At the Five Lanes roundabout turn left onto Preston Down Road (signposted Occombe Farm and Preston), follow the road all the way to the bottom of the hill to the traffic lights. Continue straight across, into Seaway Road following it under the railway bridge around to the right along Marine Drive and onto Esplanade Road. The Commodore is at the Far (Southern end) of Esplanade Road, just before the harbour. Go past the large white Apollo Cinema complex on the left and take the right turn opposite the Pirates Bay Crazy Golf, into Adelphi Road. Turn left in front of the terrace of properties and park in the car park directly in front of The Commodore.


By Rail or Bus


The rail and bus station are only a 5 min walk from the hotel. On leaving the Bus or rail stations, walk in the direction of the town centre and the level crossing. Take the right turn over the level crossing on Torbay Road, follow the road down to a crossroads with The Grand Central and Henry’s Bar on the right-hand side. Turn left into Queens Road, away from The Grand Central and Henry’s Bar, follow the road until you get to The Rugby club, turn left down Adelphi Road and before getting to the end of the road, you cross over Adelphi Lane and then turn right in front of the rank of multi coloured sea front properties. The Commodore is the 2nd building on the right.
